Bilia AB Sells Properties to Stenhus Fastigheter for SEK 299 Million

On June 30, 2025, Bilia AB, a consumer discretionary specialty retail company, announced the sale of a portfolio of properties to Stenhus Fastigheter for SEK 299 million. This transaction, confirmed by multiple sources including Avanza, Nasdaq Nordic, and Di.se, marks a significant divestiture for Bilia AB.

The properties, which are primarily used for warehousing, light industry, and logistics, are located in Helsingborg, Malmö, Eskilstuna, Södertälje, and Trollhättan. Bilia AB, headquartered in Gothenburg, Sweden, has been the main tenant of these properties. The sale includes six properties, and the transaction is set to close on July 3, 2025.

Stenhus Fastigheter, a real estate company, will finance the acquisition through a combination of its own funds and bank financing. The annual rental income from the portfolio is approximately SEK 24 million, with a lease duration of 10 years.

This strategic move by Bilia AB aligns with its focus on its core operations, which include the sale and service of cars and transport vehicles, as well as the provision of fuel, spare parts, and supplementary services. As of April 8, 2019, Bilia operated 134 facilities across Sweden, Norway, Germany, Luxembourg, and Belgium.

The sale price of SEK 299 million is before market-related adjustments for latent tax. This transaction is part of Bilia’s ongoing efforts to streamline its asset portfolio and concentrate on its primary business segments: Service, Cars, and Fuels.

Bilia AB’s stock, traded on the Swedish Stock Exchange, closed at SEK 126.5 on May 29, 2025. The company’s 52-week high was SEK 151.5 on July 16, 2024, and its 52-week low was SEK 107.8 on April 8, 2025.
