Emlak Konut REIT’s Damla Kent Project: A Record-Breaking Public Offering
In a remarkable display of investor confidence, Emlak Konut Gayrimenkul Yatırım Ortaklığı A.Ş. (Emlak Konut REIT) has successfully concluded its public offering for the Damla Kent project, amassing an impressive 21.4 billion TRY. This outcome underscores the robust demand for real estate investment opportunities in Turkey, particularly within the diversified REIT sector.
The offering, conducted from August 4 to August 8, 2025, utilized a fixed-price demand collection method, setting the price per certificate at 7.59 TRY. Initially, 1.923.481.773 certificates were made available to the public. However, the overwhelming demand led to an additional 897.111.722 certificates being offered, culminating in a total of 2.820.593.495 certificates sold.
The demand for these certificates was extraordinary, reaching approximately 3.595.903.893 certificates, or 1.87 times the initial offering amount. Notably, no single investor acquired more than 5% of the total certificates offered, highlighting the widespread interest across a diverse investor base.

Certificates from the Damla Kent project will commence trading on Borsa İstanbul on August 14, 2025, under the ticker symbol “DMLKT.” Investors have two primary investment models to choose from: acquiring a property through the “Asli Edim” (Primary Acquisition) option or opting for the “Tali Edim” (Secondary Acquisition) option, which allows investors to earn cash returns without purchasing a property.
